This luxury country style villa is located in the center of Kitzbühel, just some five minutes walking from the pedestrian area of the Old Town. Yet, the premises are set in the quite quarter of the centre, where it is surrounded by the other villas. From here, one can easily reach any place your interest on feet, also in winter with lots of snow. The fully fenced grounds measure 780 sqm. The villa was finished in late summer 2006, combining Austrian building traditions outside and Italian exclusivity inside. Special attention has been paid to the details of the interior design, such as filigran made doorframes, elegant heavy curtains, fine exclusive lamps, paintings and much more. There are three floors in the villa. Each floor is about 135sqm, and the total living area (excluding technique and wellness rooms) is about 350sqm. A large nice garden surrounds the chalet and there is a spacious garage for two - three cars next to it. The villa is heated by individually regulated floor heating. There are also two gas fireplaces in the living and dining rooms. The parquet floors of the house are warm and relaxing. The bathrooms, wellness area in the basement and the clubroom are finished in chess white and terracotta marble.

On the ground floor there are living and dining rooms, and a library with a desk, satellite TV, telephone, fax and WLAN internet connection. This room can be a study or a guest room, separated from the sitting area of the living room by a sliding door. There is a modern kitchen with all the facilities attached to the dining room, and two terraces, situated on the south and on the west sides of the house. An antechamber right near the entrance can serve as a ski room in winter. Three spacious bedrooms occupy the first floor. Each one is individually designed and possesses its own desk, a wireless telephone and a flat screen TV. To each room belongs a large bathroom with Jacuzzi, a double sink table, WC and a bidet. The master bedroom additionally has a walk in closet and a balkony. Downstairs there is a separate au-pair (childrens, etc.) room with a bathroom, along with leasure, club or meeting area and wellness facilities with a sauna.
