The quiet position in the outskirts of the village, bordering directly at a landscape conservation area, makes this luxurious holiday home the perfect place for a recreative holiday at lake Chiemsee. From the terrace, there is a beautiful view to the west over hayfields and groves. From the outside, the villa gives a rather unostentatious impression. However, having crossed the doorstep, one immediately feels it`s special charm. The ground floor is paved with terracotta tiles from a spanish monastery. The artful illumination with table lamps and halogen spots creates a harmonic and cosy atmosphere. One enters the house through a hallway with a comfortable Biedermeier sofa. Straight ahead, there is the open-plan dining area with Italian cherrywood fittings. From here, there is also access to the spacious terrace. The kitchen is very well equipped and features a ceran stove, a convection oven and a microwave. To the left of the dining room, there is the comfy living room. It`s homey atmosphere is emphasized by the small fireplace.
The bedrooms (size of beds 180 x 200 cm, all equipped with high class mattresses) are designed individually and they all have their own bathroom/WC or shower/WC. The light-flooded living area on the first floor has a slightly pitched roof area and is the ideal place for guests who occasionally look for a quiet retreat. The room is furnished with timber floor boards and a colour-coordinated sisal carpet. There are also a desk with notebook and internet access as well as a B&O-TV with an integrated HiFi system. The large balcony offers wonderful views over the surroundings. The well-tended property passes into the neighbouring estate without fence. Both terraces are equipped with high-class wooden furniture. To the right side of the terrace, there is a summer house with barbecue. A laundry with washing machine and dryer as well as a storage room, where suitcases can be deposed, are located in the basement. A swimming area is within easy walking distance. Shops and a bakery can be found in the small village of Breitbrunn.
