As one drives down to the property one will feel a sense of anticipation. Turning into a gloriously open space surrounded by trees and a vast mediterranean plantation, it is difficult not to be overwhelmed by the setting and the stunning, far reaching views to the distant mountains. Surrounded by 62 hectares of land, there is a glorious walk through the woodland to one of the most spectacular views in Umbria overlooking Lake Trasimeno. The swimming pool, sculpted into the grounds and set in to the side of the hill, is designed in a way whereby the edge simply disappears, into a spectacular backdrop providing the ultimate panorama. The distinguished owner, with both inside and alfresco living in mind has exquisitely and sensitively restored the house. Whilst remaining sympathetic to its natural environment, it is a house imbued with a sophisticated yet comfortable ambience, and furnished throughout with beautiful, inviting sofas and armchairs, antiques, artefacts, all softened with warm rugs and cushions. The sitting room is smart and spacious, the study with fireplace intimate and cosy, bedrooms spoiling and comfortable, bathrooms characterised by their magnificent free standing old-fashioned bathtubs, two large walk-in showers and spectacular tuscan stone sinks. The spacious kitchen and dining room act as the social hub of the house. A well equipped and attractive living space which leads onto a covered terrace with a dining table set in a position to enjoy long, lazy evenings whilst savouring the spectacular views of the hills. With its two independent cottages within metres from the main house, it is perfect accommodation for family gatherings, or an adult group who may appreciate the opportunity for their own space. Lake Trasimeno with water sports and riding facilities, is about 30 km away.

Arezzo
Tuscany is probably the most famous region in Italy. The characteristic hills and cypress alleys have already been layed out and cultivated by the Etruscans and Romans. The special zest of Tuscan landscape, however, is it's versatility. The Apennine Mountains, overgrown with chestnut trees, make up an interesting contrast to the gentle rolling hills between Florence and Sienna that are typical for Tuscany. The numerous small, partly Etruscan villages that are enthroned on the hilltops, are quite impressive. The travel season lasts the whole year, and each season has it's own special colours and atmosphere. Visitors interested in culture will find many art treasures in cities like Florence, Pisa or Sienna, which have made Tuscany one of the most famous cultural centres in the world. And finally, thinking of the delicious Tuscan cuisine and the world-known wines, the only question is when to go on the next journey to Tuscany.
